The site is located at the southern end of Heritage Way, adjacent to Phoenix Parkway, on the north eastern industrial edge of Corby. It was used for industrial activities, originally in connection with the British Steel complex, but had been cleared for redevelopment at the time that Baileys Skip Hire purchased the site. The site lies below the level of surrounding development and thus is well screened from the housing estate lying to the west beyond the line of the Corby railway.

The proposals were assessed by the County Council’s Planning Officer, and he considered the development acceptable in principle having regard to the local development plan policies and concluded that planning permission should be granted, subject to conditions. It was issued in February 2013.

Subsequently, planning permission has also been granted for the establishment of an area within the site for the treatment of contaminated soils.
